The Fulton County Schools Administrative Offices project is a complete renovation of 160,000 square feet of office space in Sandy Springs, Georgia.  The $18.5 million project was completed in just over 6 months and will consolidate 6+ locations of Fulton County Schools administrative functions into two buildings.

The Administration building scope included demolition and fit out of 6 floors of office space.  Scopes of work included all new HVAC equipment, electrical service, and a complete elevator modernization, along with the extension of an existing fire service to two additional floors.  Structural strengthening of concrete beams and columns were completed to allow for the installation of file systems on elevated slabs.  A new entrance canopy, exterior mechanical yard, complete parking lot resurfacing, new parking lot lighting, and parking lot access controls were installed.  A data center on the first floor will serve as the hub for Fulton County School’s IT function.

The Learning Center building scope included partial interior demolition and renovation of 3 office floors. Existing mechanical systems were reconfigured for a new office layout.  New electrical service was provided.  The building will house Fulton Schools’ boardroom and superintendent’s office, as well as training space for its staff.  The building’s new occupancy requires additional parking capacity.  With limited space onsite, a new surface parking lot will be constructed over a state waterway and will require a 15+ foot tall retaining wall and underground storm water detention system.

Winter completed a phased, occupied renovation of all the common areas of the Downtown Nashville hotel, which required unprecedented and innovative installation methods.

Winter refreshed the main lobby, bar, main entrance and back entrance, main ballrooms, all prefunction areas, meeting and conference rooms, public restrooms, pool/fitness area, and back offices. Additionally, Winter rebuilt the restaurant, club lounge, and sundries; made garage entrance and terrace level improvements; improved lighting/dimming throughout; and installed 13 chandeliers in the 26-story atrium that required an exterior crane and custom scaffold/lift.

The hotel remained operational throughout the renovations with the exception of a two-week demolition period.

Winter Construction performed general contractor services for the renovation of the Hilton Nashville Downtown hotel.

The $18.2 million project includes a complete renovation of all 330 guestrooms, renovations to the main lobby, lobby bar, breakfast area, and meeting spaces, and the construction of a new concierge lounge and fitness center. Winter also performed exterior renovations, including the replacement of the existing 40’ x 120’ atrium skylight with a more architecturally pleasing and energy-efficient skylight, installation of a new roof, and extensive skin repairs.

The Hilton Nashville Downtown is a AAA Four-Diamond hotel.

Winter SPACES demolished and renovated the fourth floor of the occupied University of North Georgia Cumming Campus building. Located in Cumming City Hall on the 4th floor, the 12,500 square-foot renovation included the demolition and re-building of satellite classrooms for UNG’s Continuing Education and Master’s program. Half of the area received a “facelift” with new finishes, and the other half was a complete demolition and build-out of a new floor plan to meet the Owner’s needs, including many electrical additions to meet the technological needs of the University.

Winter’s 2,100 square-foot renovation of the Top Shop and Top Man sales areas in Nordstrom began with demolition, followed by the installation of all new finishes to support the store’s rebranding. The scope of work included concrete repair and polishing, installation of new sales fixtures, racks, hanging racks, flooring transition strips, and magnet wall covering. All of the work done by Winter’s SPACES team was performed at night and the construction site was kept isolated from the surrounding store areas, people, and merchandise by using a negative air and fame resistant enclosure, allowing Nordstrom to continue operations without disruption from dust, noise, and vibration. The store remained fully operational while work was underway, and the project was completed on schedule, allowing the sales area to reopen on time.

The Environmental Resources Management 14,000 square-foot build-out was a Class A office project built at the Wildwood Towers in the East Cobb area. Work on the office included building out the common area corridors for the 15th floor. The fast-track project also included high-end detailed walls, millwork, and flooring. The floor plan included a long radius feature wall that extends over half the length of the space. The floors above and below in the Cousins Properties building were occupied throughout construction, so extra work was required for the extensive cabling done underneath the ERM floor to feed several floor boxes. Despite the challenges, Winter’s team completed the project on time and on budget by working overtime and through the holidays. While Winter was performing construction work, regular business hours were maintained on the surrounding floors.

This renovation marks the entry of the nationally branded Cristo Rey High School into the Atlanta market. Cristo Rey High School serves low-income students by giving them a college-prep education and work experience in a corporate office.

The 39,000 square-foot building was the former location of the Roman Catholic Archdiocese of Atlanta headquarters and is located in the heart of Midtown, close to Marta transportation for easy accessibility.

The scope of work included demolition, abatement, and build-out of the building’s second floor, including 20 classrooms, a cafeteria, worship center, exercise room, locker rooms, and administrative offices. Sound walls were built throughout the space, and the mechanical and electrical systems were reconstructed to serve the new layout. New modern, code-compliant restroom stacks were added to each floor to accommodate the student body, and exit stairs were all brought up to code. The old VAT floor was first encapsulated and then covered with new flooring. All work was completed on a fast tracked schedule to open the school in time for the new school year.

The first phase of the Animal Research Facility Renovation project consisted of renovating the previously unused rooftop space in an existing Clark Atlanta University laboratory building into CAU’s future Cancer Research Center.

This required demolition of existing structures and the construction of a new 7-story steel stair and elevator tower, which will provide direct access to the penthouse level, will become the newly renovated lab space for animal research in subsequent phases.

Site logistics for the vertical transportation tower proved challenging, but the project team overcame all obstacles to successfully complete this phase of the renovation on time and on budget. One major solution was to maintain the existing service elevator, saving the project extraordinary costs.

The future state-of-the-art Animal Research laboratory will have laboratory-grade HVAC, control, illumination, drainage, animal housing, and processing systems.
